PARTS OF THE STATEMENT FROM THE CURRENT BOARD PRESIDENT TO THE OWNERS AND RESIDENTS OF THE CONDOMINIUM.
We inherited challenges but confronted them head-on. Our mission was clear: restore Buckley Towers’ integrity, move beyond past discord, and unite our community. Today, I proudly share how we’ve advanced—and how we will continue forward.
Financial Stability and Transparency. In 2024, this Board reclaimed our financial health. By collecting overdue balances, negotiating fair settlements, and tightening oversight with a bookkeeper, CPA, and third-party audits, we shifted from deficit to surplus. The ENGAGE platform offers you a transparent view of our finances. Your funds are secure, our foundation stronger than ever.
Infrastructure and Savings. We've begun to maintain vital systems—drainage, AC units, water pumps, fire safety, generators, trash chutes, and garbage collection. We also renegotiated contracts and adjusted maintenance schedules, saving thousands every month. These savings fortify your comfort and security.
Protecting Property Values. Compliance with Florida law, proper insurance, and planned enhancements like impact windows have increased our property values and stability. Buyers can now secure conventional loans, fueling growth and investment. Our legal team diligently safeguards these achievements.
Enhanced Safety and Convenience. We’ve strengthened security, assigned parking, enforced guest rules, introduced secure mail lockers, extended surveillance, and initiated floor-by-floor security checks. These measures ensure a safer, more welcoming environment.
Community Spaces Revitalized. We restored neglected common areas, including:
- A renovated clubhouse, with plans in action for modern restrooms, a management office, storage, and improved gym amenities.
- Reclaimed AC closets, easements and storage rooms for shared community use.
Residents have joined in, brightening landscaping, cleaning hallways, even repairing AC units, and improving lighting—efforts that reflect our renewed unity and goodwill.
Planning for the Future. Our vision looks beyond immediate repairs:
- Building strong reserves to finance large-scale projects without undue strain.
- Meeting 2026 Florida mandates for structural, fire, and life safety enhancements.
- Addressing all structural, electrical, and mechanical needs for the 60-year recertification in 2028.
We will meet these objectives without raising 2025 maintenance fees, demonstrating both resolve and foresight.
Dedicated Leadership. Your 2024 Board of Directors completed state certifications and rigorous training to serve you effectively. Their dedication and skill have transformed Buckley Towers into a beacon of responsible governance.
